Commercial
Shops and shopping centres are buildings too! Whether extending
an existing facility or starting a multi-million pound shopping
centre, Rawlings Structural Design can make it stand up. Which
is nice.
Industrial
Rawlings Structural Design Ltd can cope with lightweight
large span portal sheds to small scale "traditionally
built” factory/nursery units.
Residential Developments
The issue with the structural design of Housing is the need
to ensure the most economic of structures. Simplicity is the
key - and Rawlings Structural Design specialise in simplicity
(memo to self; edit that in the next revision of the website).
Roads and drains
The design of private roads and drains, and those intended
to be adopted, can be included in my brief as part of small
development, but a specialist Highway Engineer is best placed
to deal with the design of major roads etc
Bridges, Sheet Piling and other Civil Engineering works
Again, without wishing to discourage, major bridge and
civil engineering works are best in the hands of specialist
consultants who have greater experience of these. But as
part of a development, an access bridge to a housing estate
or sheet piling to form a basement, for example, Civil Engineering
works can be included, for example.
Structural Surveys
These are not the same as Visual Inspections, which are
sometimes needed after Mortgage Valuation Surveys. Please
refer to the relevant section below.
Structural surveys are a combination of a condition survey
and an assessment of the capacity of the structure. For
instance, change of use of a hotel to office use.
Visual Inspection
These can be required after a Mortgage Valuation Survey
or simply because a defect has manifested itself in the
building. The output is usually a two or three page letter.
Extensions and House Alterations
These can range from large scale increases in capacity
to the removal of a wall and replacement with a steel beam.
Fees
The initial conversation and/or the site visit will cost
nothing for the first hour - as long as the site is more
or less in my vicinity at any given time. After that, there
will be a fee, but that can only be determined after the
initial visit - hence the buckshee 60 minutes. Occasionally
the fees are expressed as a percentage, but more often than
not it will be a lump sum agreed before any commitments
are made.
